
From the next financial year, 40,000 houses in Sangamnagari’s extended area will fall under the purview of property tax. The Municipal Corporation is preparing to send house tax bills to properties in Jhunsi, Naini, Phaphamau, Jhalwa, and Bamrauli. These bills will be dispatched to the building owners starting from April or May.
Property Tax: Non-Payers Will Have to Comply
The Municipal Corporation had initiated house tax recovery efforts last year by issuing notices to 40,000 property owners. In response, many building owners contested the move, arguing that their areas were still underdeveloped. Following these objections, the Municipal Corporation conducted a survey of the affected areas and determined that they were semi-developed.
Due to these findings, the house tax collection from these 40,000 buildings was postponed for the financial year 2024-25. However, the Municipal Corporation will now commence the collection process from the financial year 2025-26. The urban limit extension, which was granted for five years, is set to be completed by April-May 2025.
According to Municipal Corporation Chief Tax Assessment Officer PK Dwivedi, after the five-year urban limit extension period ends, property tax will be levied on buildings in the newly included areas. Many of the properties now covered under the tax bracket were originally part of rural regions.
Development in the Extended Area
The areas newly included in the tax scope have not yet developed to the extent of the city’s core. However, Chief Tax Assessment Officer PK Dwivedi assured that rapid development work is underway in these regions.
The Municipal Corporation has already begun collecting property tax from residential schemes and marketplaces under the jurisdiction of Prayagraj Development Authority and Housing Development Council in the extended area.
After the initial notice issuance, building owners raised concerns about the lack of full development in their areas. This led to a survey by the Municipal Corporation, confirming that these were semi-developed regions.
Now, with the completion of the five-year inclusion period, 40,000 property owners will be required to pay house tax annually. The Municipal Corporation remains firm in its decision, and tax collection will proceed accordingly.
Tax Collection Strategy
With the rapid development in the extended regions, the Municipal Corporation is determined to implement property tax regulations. It has already started collecting taxes from residential projects and commercial markets within the jurisdiction of Prayagraj Vikas Pradhikaran and the Housing Development Council.
As a result, 40,000 houses in the extended area of Sangamnagari, previously classified as rural properties, will officially be liable for property tax from the next financial year. The Prayagraj Municipal Corporation is finalizing plans to issue house tax bills to the designated properties in Jhunsi, Naini, Phaphamau, Jhalwa, and Bamrauli starting from April or May. Most of these houses were previously categorized as part of rural areas but will now fall within the urban taxation framework.
